Luxury 1 bedroom barn conversion with hot tub located on a farm only 5 minutes from Inverness and 10 minutes from Loch Ness with spectacular views of the surrounding countryside, Inverness and the Moray Firth. The farm has a herd of 12 Alpacas with 6 baby Alpacas due June 2026. The property is perfect for a romantic getaway, and is an excellent base for exploring Inverness, the Highlands and the NC500.

The property comprises an open plan living area with wood log burner. The living area is equipped with a smart TV and bluetooth speaker.
The kitchen is fully equipped with a coffee machine, Samsung appliances (Oven, Venting Induction Hob, Microwave, Dishwasher and fridge with freezer compartment).
The master bedroom features a king size bed with built in wardrobe. The room also features a smart TV.
Adjoined to the master bedroom is an ensuite bathroom which has a rainfall shower and double sink vanity unit.
Outside there is a private hot tub equipped with feature lighting and bluetooth speaker system. There is also an outdoor dining area with spectacular views across Inverness and neighboring farmland.

Fab stay in 1BR hot tub accom
We absolutely loved our stay here… The place was immaculate and very modern, the location was brilliant with easy journey into town and shops nearby as well as plenty of takeaway options. The alpacas were very friendly, would definitely recommend adding on the feeding experience to your booking as we had fun with this. The hosts were extremely helpful and kind throughout our stay! Only slight downside was the hot tub temp on the second night was unfortunately too cold, the host came straight down to try fix it but unfortunately we ended up not being able to use however these things happen and the host couldn’t of been nicer. Overall great stay and we will definitely be back :)
December Stay
We had an amazing stay here. The accommodation was spotless, comfortable, and felt really well looked after. Everything we needed was provided, and the facilities were absolutely spot on — modern, well maintained, and easy to use. The whole place felt welcoming and relaxing, and we wouldn’t hesitate to stay again. Highly recommended
Perfect Highland Getaway
This was our second visit to Essich Park, the first time was last winter when it was snowing, it was magical! We stayed in the one bedroom lodge, as with the two bedroom lodge of our first visit, it is gorgeous - well equipt, beautifully furnished, spotlessly clean and so comfortable. Some lovely touches too, including fizz in the fridge and caramel wafers by the coffee machine when we arrived! Then there's the hot tub and the alpacas! Soaking in the hot tub was a lovely end to a day spent exploring the area. Another highlight was walking with and feeding the alpacas and learning about them from Jamie, one of the owners (we booked the Alpaca Trekking Experience as part of our stay). They are the most gorgeous creatures! We had a truly wonderful stay and will definitely be back (maybe for the baby alpacas next year...!}
Excellent Facilities and Very Reasonable
This is our third visit staying at Essich Park. The facilities are very clean and modern. Great space to enjoy and relax. The hot tub is an added bonus to chill out after a day of sightseeing, shopping and visiting local facilities in Inverness and surrounding areas. We look forward to our next stay early in 2026. Amazing Stay - Highly Recommend.
Arrived mid week for a 2 night stay in the 1bedroom/hot tub steading. I received detailed emails beforehand regarding directions and accessing the property which were easy to follow. Once inside the accomodation we were welcomed with a bottle of prosecco which was lovely and unexpected. The steading was modern, extremely comfortable, spacious and so clean. It had everything you would need for your stay. The hot tub again was extremely clean and maintained, its partially enclosed meaning it can be enjoyed in all weather and also has speakers for your own music. During our stay we received an email from our host with restaurant and take away food/delivery recommendations which we took advantage off - highly enjoyed Panda Garden Chinese. The alpacas onsite are gorgeous and friendly and lovely to watch from the garden/hot tub. Highly recommend this property and looking forward to a repeat stay.
Lovely getaway.
Had a lovely two night stay in the one bed steading. Quiet location, gorgeous accommodation, luxurious hot tub area and feeding the alpacas of course was a bonus! George was very welcoming on arrival, showed us around and all in all a great host. Certainly be recommending to friends and family.
Five Stars all the way
I was in Inverness for a business trip and decided that rather than staying at one of the impersonal hotels I would book a 3 night stay at 1 The Steadings. George met me at the property and showed me how everything worked and that a fire had been prepared in the gorgeous wood burning stove. I lit the fire and opened some wine and had a wonderfully relaxing evening. The Bed was super comfy and the bathroom very luxurious. The kitchen was fully equipped and having brewed some fresh coffee I set off to the office fully rejuvenated. I had a super 3 night stay and would thoroughly recommend to other business travelers as well as anyone visiting the area. Much nicer to have your morning coffee with alpacas than in an impersonal hotel lounge.
Amazing Stay!
My partner and myself had an absolutely amazing time here! The accommodation is spacious, spotless and modern. The hosts were amazing; very accommodating and quick to respond to any queries we had regarding the property itself and on things to do around Inverness. The property is situated around 10 minutes from the city so you still feel close to the city itself, but also away enough that you can enjoy the quiet in the countryside.
