Luxury 3 bedroom barn conversion with hot tub located on a farm only 5 minutes from Inverness and 10 minutes from Loch Ness with spectacular views of the surrounding countryside, Inverness and the Moray Firth. The farm has a herd of 12 Alpacas with 6 baby Alpacas due June 2026. The property is a perfect base for exploring Inverness, the Highlands and the NC500.

- An electric vehicle charge point is available for guest use. The charge point is “type 2” connection and is 7KW. (chargeable).
The property is split over 2 floors and comprises an open plan living area with vaulted ceiling and amazing glass fronted gable offering stunning views of Inverness and surrounding countryside. The living area has a smart TV and bluetooth speaker.
The kitchen is fully equipped with a coffee machine, Samsung appliances (Oven, Venting Induction Hob, Microwave, Dishwasher and fridge/freezer).
On the first floor, the master bedroom features a superking size bed with built in wardrobes and dressing table. And also features a smart TV. The master ensuite has a freestanding bath and separate large rainfall shower. There is also a mezzanine/snug seating area which offers great views.
Bedroom 2 at the rear of the property has a bi-fold door out to the juliet balcony. It has a king side bed with a built in wardrobe and dressing table and also features a smart TV. The adjoining ensuite shower room is fully tiled with a rainfall shower.
On the ground floor there is a spacious bedroom with direct access to the outside, with a superking size bed which can be split into 2 single beds. This bedroom benefits from a smart TV. The adjoining en-suite shower room is fully tiled with a rainfall shower.
Outside there is a wrap-around patio area with private hot tub equipped with feature lighting and bluetooth speaker system. There is also an outdoor dining table.

Stunning House!
The house was amazing, exactly as described, it has the WOW factor! Hot tub was great in the cold evening air, nice way to end the day! The house has everything you need, plenty of pans, crockery & glasses and all the utensils needed for cooking. Hosts were great, so welcoming and communication from start to finish was excellent! Thanks very much, hope to come back again!
What a find
We were lucky to stumble upon this place when searching around Inverness. Location is amazing for exploring around Loch Ness and beyond. The hosts were great in getting us settled to what is beautiful accommodation with all the amenities needed. The views are stunning and was a great place for us to relax.

Felt it was appropriate to leave a review on staying at this property. We stayed in the 3BR House and honestly couldn't fault this place at all. Attention to detail and stunning modern design this place is a 5star for me. Felt very welcome on check in and to be honest didn't want to go out the house was that good. Inverness stunning getaway
Second time I’ve been to the properties for a stay and again loved every minute. The accommodation its self is stunning, immaculately clean and well kept. The owners are so nice and very accommodating to make the stay best it can possibly be. I am already planning my return. It’s so relaxing, the views are gorgeous and also love feeding the alpacas:).
Comfortable stay in gorgeous surroundings
We stayed for 2 nights - reunion after many years. Beautiful surroundings, lovely & comfortable in the 3BR house. The hot tub and alpacas company were a bonus. Owners were very responsive, quick to resolve queries and help when needed.
Excellent weekend
Just back from a 3 night break in the 3 bedroom house in Essich Park. The place is wonderful...so relaxing and comfortable. The house is well equipped and spotless. Hopefully will be back again.

Had a wonderful weekend at essich park. The lodge was beautifully furnished and spotlessly clean. Much thought has been put into providing everything you need and more! Comfortable beds and excellent showers and designer bath. We stayed in 3 bedroom lodge and views were amazing. Hot tub was fantastic and everything you need is supplied. Alpacas in adjoining field is icing on the cake Would not hesitate to recommend Will definitely be back !!
Lovely easter break
Thanks for a lovely stay at a beautiful property. The house is fantastic, with a lot of care taken in decorating it. The lighting is gorgeous all day long with fabulous views. Our kids loved the balcony and hanging out there. From a practical point of view, the house was great as had everything you needed for self catering. We relaxed well into the evenings with the hot tub and super comfy beds. Would definitely recommend. Thanks to George, the host, for prompt responses and helpful messages
A memorable stay
We enjoyed an incredible girls weekend in the 3BR house overlooking Inverness. The house is beautiful, clean, comfortable and cosy and we enjoyed the hot tub, and the alpaca feeding experience was a real highlight. Can't wait to go back!
A Fantastic Getaway with View
We had a wonderful stay at this holiday house on a hill overlooking Inverness. The amenities were excellent and had everything we needed. The view was breathtaking, especially from the hot tub at night. The ambiance and decor were modern and stylish, making our stay comfortable. Our days spent here over the New Year 2024-2025 were truly memorable. Highly recommended for anyone seeking a luxurious and serene escape!
